Plumbing in Berwick
Berwick pairs an old village centre with extensive modern estate development, and the two produce almost entirely different plumbing work.
The estates, the majority of the housing, are slab-on-ground homes built from the 1990s onward on soils that move seasonally. As in much of Melbourne's south-east growth corridor, that movement is the leading cause of drainage faults in houses far too new to be wearing out: joints displaced, fall reduced, and blockages appearing years after handover with no change in how the home is used.
These homes also surface build-quality issues once warranty periods lapse: waste runs at marginal grade, poorly supported pipework, and shower and wet-area problems that only appear after sustained use.
The older village area is the opposite: established homes with genuinely aged drainage and pipework, and mature gardens supplying root intrusion.
