Plumbing in Craigieburn
Craigieburn is almost entirely modern housing: a growth-corridor suburb built out rapidly from the 2000s onward, with large estates of slab-on-ground brick homes. Its plumbing problems are the opposite of the inner north's.
Nothing here is old enough to be worn out, so we very rarely see corroded pipework. What we do see is movement. Craigieburn sits on reactive clay soils that swell in wet weather and shrink in dry, and volume-built slab homes move with them. That movement stresses drainage connections and pipework cast into or running beneath the slab, and it shows up as drains that gradually lose fall, develop cracks at joints, or start backing up years after the home was built.
The second Craigieburn pattern is workmanship-era faults surfacing after warranty: poorly graded waste runs, inadequately secured pipework, and shower and wet-area issues that only reveal themselves once the home has been lived in.
