Plumbing in Northcote
Northcote's housing is largely Edwardian and interwar, weatherboard and brick homes on sloping streets that fall toward the Merri Creek and the Darebin Creek valleys. The topography genuinely matters here in a way it doesn't in flatter suburbs.
Sloping blocks affect drainage design, stormwater discharge and how surface water behaves in heavy rain. Properties on the lower side of a street can receive runoff from several above them, and older stormwater systems in this area were not designed for today's rainfall intensity or the amount of paving now surrounding these houses.
The housing age brings the familiar inner-north inheritance too: original clay sewer drains under mature gardens, and galvanised supply pipework reaching the end of its service life. Northcote also has a high renovation rate, so a lot of our work is bringing older services up to standard as part of kitchen, bathroom and extension projects.
