Plumbing in St Kilda
St Kilda is apartment country. Grand Victorian mansions subdivided into flats, 1960s and 70s brick walk-ups, and modern developments make up most of the housing, and the great majority of our work here is in buildings with shared services rather than standalone homes.
That has practical consequences. Water and drainage are usually common property beyond your own fixtures, so identifying whether a fault is yours or the owners corporation's is often the first job. Older subdivided mansions are the trickiest: plumbing was added room by room as flats were created, so pipe routes rarely follow any logic and need tracing rather than guessing.
Proximity to the bay matters too. Salt-laden air is hard on external pipework, tapware, hot water units and roof plumbing, and units near the foreshore corrode noticeably faster than those a few kilometres inland.
